The Voss family called us after noticing shingle granules collecting in their gutters and a water stain spreading on the dining room ceiling. On inspection we found the roof was original to the house — 22 years old — with widespread granule loss and, more seriously, failed step flashing around the chimney that had been letting water into the attic decking for at least a season.

We tore off down to the deck, replaced two sections of soft plywood decking near the chimney, and installed ice-and-water shield at all eaves, valleys, and the chimney base before laying new architectural shingle rated for 130mph winds. New aluminum step flashing and a redesigned chimney cricket route water around the chimney instead of pooling against it, which is what caused the original leak.

The job finished in four days, one day ahead of the original estimate, and the attic decking repair — the one real unknown going in — came in under the contingency we’d quoted for it.
